1) Discovery

During this phase I sit down with you to discover what is important to you in your project. I ask lots of questions and establish with you the most important issues which will drive the decision making during the course of the project. I strive to determine what the practical, financial and emotional impacts of the project will be.

 

2) Preliminary Design

This is the most interesting part of the project for it speaks to the most appropriate solutions that are best suited to your home, the site and your design sensibilities. Depending on the size of the project, we will conduct several meetings to review the progress and refinement of the work. This is where your dreams become more concrete and palpable, and the joy of the creative process is forged.

 

3) Cost Estimating

We will interview and hire a general contractor to do a cost estimate to evaluate the developed preliminary design. Based on the cost feedback we will either confirm the proposed design or appropriately modify the scope to meet your project budget.

 

4) Construction Drawings/ Permit/ Final Bidding

This phase concerns the specific details and drawings that will be necessary to produce a set of bid/ permit documents to obtain building permits and bid the project to all the sub contractors.

 

5) Construction

During construction I will act as your eyes and ears on the project as appropriate to the proper flow and execution of the building process. You need someone with years of industry experience to address changes as they occur in the field, trouble shoot challenges that generally occur in remodeling projects and partner with the general contractor to address the technical requirements of the construction.
